Is it safe to buy a property abroad?

  • When buying or selling property abroad, always make sure you use an independent lawyer to represent you in your property purchase.
  • Moreover, allways use a professional agent or developer to help. Professional agents guarantee faster delivery and processing of all documentation required from the seller.
  • Make sure you know your budget before you start looking at properties – this should include at least a provisional mortgage offer if you’re borrowing money. Beware something that looks very cheap – if it looks too good to be true, it probably is.
  • Do not be pressurised into transferring large sums of money. Be especially sceptical if you’re asked to transfer any money via a money transfer service like Western Union.
  • Do not send money to anyone until you are certain the advertiser is genuine. If in any doubt, contact the company you are transferring money to, your bank or Action Fraud for more information.

Do I need a solicitor?

Indeed!

We strongly recommend to hire a lawyer or solicitor. Our REPS (Real Estate Personal Shoppers) have both roles. We offer a REPS service to act on behalf of you as your solicitor too. See the FAQ section ‘Agents & Personal Shoppers’ for a complete description of that service.

You’ll need a REPS for your peace of mind at so many procedures.

At the purchase process

  • Remember that the purchasing part is in charge of the Notary’s fee. Your REPS will guide you to the best option
  • The REPS may negotiate the final price better than you. Even if that’s not possible, the REPS will guide you to reduce your Bill of Tax in the after sale process
  • Your solicitor may check with the Real Estate Agent that all needed items are already collected and all pending debts fully cleared. Then, you’ll get a very fast procedure at the Notary Office
  • The REPS may sign on behalf of you at the Title if needed

In the after sale process

  • Obtaining your fiscal identity number which will be necessary to clear tax
  • Collecting the Title at the Notary Office when it is already registered
  • Clearing your Bill of Tax at the Fiscal Office
  • Entering the Title at the registration office to complete the legal procedure

What is the difference between a real estate agent and a real estate broker?

Titles for Real Estate Professionals

The real estate profession is regulated by state governments, which have different requirements for earning a license. In general, though, the titles you may come across include:

  • Real estate agent: Anyone who earns a real estate license can be called a real estate agent, whether that license is as a sales professional, an associate broker or a broker. State requirements vary, but in all states you must take a minimum number of classes and pass a test to earn your license.
  • REALTOR®: A real estate agent who is a member of the National Association of REALTORS®, which means that he or she must uphold the standards of the association and its code of ethics.
  • Real estate broker: A person who has taken education beyond the agent level as required by state laws and has passed a broker’s license exam. Brokers can work alone or they can hire agents to work for them.
  • Real estate salesperson: Another name for a real estate agent.
  • Real estate associate broker: Someone who has taken additional education classes and earned a broker’s license but chooses to work under the management of a broker.

Working With a Real Estate Professional

While you are more likely to work directly with a real estate salesperson or an associate broker, some brokers provide services for buyers and sellers themselves. If you have hired a real estate agent to help you buy or sell a home, that agent typically reports to a broker. The broker handles the earnest money deposit and establishes the escrow account.

How do I publish my property in your site?

Simply register at our site!

Once you have registered yourself in the upper right corner:

  • Complete all data: Follow the steps to fullfil all fields required at the form. This will identify you to potential buyers and will show your contact data associated to your property.
  • Purchase a membership package: Go to the package which best matches your needs. It doesn’t matter if you are a private seller or an Agency with many listings. You will find the most proper option.
  • Submit your property: Once you have become a SQUiSiTeR, you’re able to entry your property data: name, description, location, skills, price, … whatever you think is important to know.
  • Promotional video: It is important to know that you may add a promotional video of your property. We accept YouTube and Vimeo videos without problems. Try it! It is one of the best ways to differentiate.
  • Pictures: All sizes allowed. However, your featured image has to match our preferences. Edit your selected featured image to reach 600 x 450 pixels size.

Editing previous uploaded properties

Once you have submitted one property, you may need to modify whatever inside it. Simply click on the item ‘My Properties’ to obtain a submission list. Then, click on each property to modify it.

Change pictures, videos, prices, … Tune your data for a better ad. It is easy and fast. You may edit your property as many times as needed.
